Not deliberately being negative, just realistic.
Negative as it sounds I tend to agree. So many of the embryonic ideas would require parking to make them viable whether that be a gym, a conference venue, office space, a nursery school, retail space…..people have a need to drive and park for leisure activities. Retail parks with leisure facilities (gyms, cinemas etc) and free parking have been the success story of the last decade. The Mill Farm development which incorporated AFC Fylde’s new stadium, all-weather multi-sports pitches, residential, retail and hospitality is a model which could never be achieved on the Rec’s footprint - not even close.

The vision of modern facilities generating substantial revenues to help subsidise the football element feels like a pipe dream. The Rec is the wrong venue in the wrong location. A refurbishment which improves the match day experience is probably as good as it gets but even that could end up merely loading the club with more debt.
I think you are quite right 👍 the concern I have the houses/flats are built, the Rec undergoes it's development and those who made the decisions walk away leaving the club with the potential for more debt without the ability to gain other income........just saying
Yes, spot on WTF. The smell of burning car tyre rubber, as a quick getaway is made after the dwelling building realises its potential, will be the only legacy this bunch will leave!

Cheers Pete 👍 I recall travelling up to a midweek game at Stevenage with Phil (perhaps 2004?). As we were pulling in to Stevenage station we wondered why the floodlights weren't on. After making a few calls (before the days of social media) we found out the game had been postponed! :lol:
